We are seeking a Multifamily Regional Operations Manager to assist with our multifamily portfolio of properties. The ideal candidate should have a background as a Multifamily Property Manager. This position will work closely with the My Niche Apartments (MNA) Operations CORE Team and the Director of Operations to assist with providing operational support to all Property Managers and Leasing associates with policies, procedures, and special projects. The Regional Operations Manager will oversee a portfolio of stabilized assets in various markets.

Responsibilities include:

· As a Regional, there is a high expectation for leadership, mentoring, and departmental organization.

· The Regional will act as a direct report for any/all associates in their assigned portfolio. The Regional is required to hold their direct-reporting team accountable for their performance in accordance with policy and procedures.

· Provide support and assistance with new property acquisitions and property dispositions.

· Assist all sites in monitoring and implementation of outreach marketing, event planning, and comp surveys.

· Monitor leasing trends and activity, set leasing goals, review financial progress, and be an on-site presence for teams. Hold properties accountable for achieving weekly and monthly leasing and financial goals.

· Assists with the review, compiling, and distribution of monthly owner’s reports, weekly leasing reports, and other as-needed owner’s correspondence.

· Assist with water/sewer sub-metering implementations, NCUC filings, and quarterly reporting.

· Assist with interviewing candidates during the hiring process.

· Act as first line of support for Property Managers/on-site teams with Yardi Voyager/CRM/Rent Café related problems or issues and escalate to MNA Support Team when needed.

· Provide other general support and assistance to onsite team with various company used software programs or products such as Blue Moon.

· Participate in bi-weekly Yardi RENT Maximizer revenue management system team calls, leasing calls, occupancy focus group calls, and provide assistance/support when needed.

· Assist with providing support and guidance to Property Managers with annual budget preparation process.

· Assist with new property set-up including Yardi implementation, Blue Moon, Screening Works, and all other necessary applications.

· Promote a positive and proactive approach to resident relations and service. Handles all resident escalations that reach the corporate level.

· Handling employee-related matters such as coaching, counseling, and disciplinary action. Also responsible for acting as a mentor for the on-site team and is expected to take an active part in their growth.

Background:

· Extensive experience with Yardi is required.

· Background in apartment industry required, ideally in a supervisory capacity. Candidate should be a current Regional or Senior lever Property Manager. Lease-Up Experience is preferred.

  • In-depth knowledge of all rules and regulations surrounding property management.
